Once we get into escrow, there will be a number of documents provided by title about the subject property. One of these documents is the Preliminary Report.  A preliminary report is generated before a policy of title is issued on a subject property showing ownership of that land.  Any liens, encumbrances or title defects will be noted that are not covered on that policy title.  It will verify ownership, confirm the property address and show if there are any financial distresses against the owners or the property.
